Our interpretation: the nearly flat county median supports a disciplined comparison rather than a broad assumption of rapidly rising values. Your own pricing range should account for competing inventory, recent similar sales, condition and features that buyers can compare directly.
Discuss a realistic launch price and what you will review after initial showings. A county average cannot determine how buyers will respond to an unusual layout, extensive updates or deferred maintenance. Our seller guide walks through the preparation and marketing decisions.
Start with your financing and full monthly budget, then compare the homes available within it. The county median is not an entry price or a promise that the home style you want will be available at that amount. Use closed-sale evidence and current alternatives when considering an offer.

For a seller, ask for a group of comparable homes with an explanation of the differences. For a buyer, compare route, layout, maintenance and total ownership costs alongside price. If you are buying and selling at once, look at both sides of the move before treating a regional trend as a reason to accelerate or wait.
This report covers county residential sales in the named month. It does not isolate Camp Hill, Mechanicsburg, a school district or one property type. The mix of homes sold can influence the median and average.
