County figures offer context for a conversation. They combine different property types, locations and price ranges, so they should be followed by a closer look at comparable homes. A median is the middle sale price in the reported group; it does not describe the value of every home in that county.
If you are selling, compare recent closed sales with current competing listings, then account for your home's condition, features and timing. If you are buying, narrow the comparison to the type of home, location and budget you actually want.
Start with Harrisburg, Hershey and Lower Paxton Township in Dauphin County, or Camp Hill and Mechanicsburg on the West Shore. Verify the municipality for each property, especially when a mailing address covers a broader area.
