What sellers can take from the report

Our interpretation: stronger county median pricing alongside a longer marketing period calls for a careful property-level pricing discussion. It does not justify adding 10.3% to an earlier estimate of your home's value. Different homes may have sold in each period.

Review the closest comparable closed sales and the listings buyers can choose today. Ask which features support your price, which repairs would improve the presentation, and what feedback would prompt a pricing review. What buyers can take from the report

Use the county trend as context, then look at the particular segment you are shopping. A longer average does not guarantee that a well-priced home will remain available or that every seller will accept a discount. Compare condition, financing requirements and total ownership costs before deciding how to structure an offer.
